This spectacular villa, situated in the heart of Tuscany, faces the famous Florentine castle of Lari.
The position of the villa offers a picturesque view of the plains of Pisa on one hand, and of the Pisan mountains on the other.
Internal description
2 buildings and 3 adjacent premises make up the residential complex: the Villa, the annexe (an additional house), the garage, the storage and the tennis court/swimming pool changing rooms.
The land surrounding the buildings and the agricultural land covers more than 3,4 hectares.
All the buildings have recently been renovated and are completely habitable.
The villa takes its name from the eighteenth-century Fonte di Cara (the Cara Fountain, wellspring of the Zannone river), which is situated by the gate on the main driveway. The villas built in Lari, Crespina and Fauglia were, from the 17th century, the summer residences of the Pisan nobility, as the favourable climate and natural surroundings ensure a pleasant and relaxing stay.
The villa (870 sq.m.) has a ground floor of 320 sq.m., and a first floor of 320 sq.m, as well as an attic space of 230 sq.m, two terraces and a gallery.
Ground floor: it welcomes you in a large entrance, a living room with a large fireplace on the right, and the dining room on the left, in the rear side there’s the kitchen, a dining area with fireplace, the breakfast room, a bathroom, the boiler room, the store-room and the laundry. All the rooms have direct access to yard.
First Floor: the main staircase leads you upstairs and the secondary stairs lead to the attic area. The wide corridor on the first floor leads to 2 suites with their own bathrooms, a suite with a large boudoir and ample terrace, and 3 bedrooms with shared bathroom. The bedroom corridor also leads to another living room with large windows dating from the early 1900s with views of the valley, and a small terrace.
Attic rooms: a useful multi-functional space. There is a toilet and a stair which leads to the small tower.
The total bedrooms are 8: 6 of them are located in the main villa and two in the dependance.
Each bedroom has its own bathroom. Other bathrooms/toilet are located on the ground floor of the main villa, inside the swimming-pool dressing room and inside the tennis court dressing room.
Description of the outbuilding (additional house) and other spaces
The annexe has a large multi-windowed room of 45,00 sq.m on the ground floor, which can be used as a greenhouse, and an adjacent storeroom of 23 sq.m,; on the first floor there is an apartment, 86,00 sq.m., comprising a kitchen, living/dining room, two bedrooms and a bathroom, an 8,00 sq.m., terrace and two storerooms which total 27,00 sq.m..
The garage is near to the annexe building, whilst the tool storeroom is near to the secondary gate (the first one you find arriving from Via dei Filosofi).
The tennis changing rooms have an entrance, two showers and a toilet.
The swimming pool has basement changing rooms, with a wide entrance, two showers and a toilet.
The small cellar, carved into the tufa, faces the rear of the main building and comprises four rooms and is reached via an iron gate
Covered areas: there are three covered areas totalling 60,00 sq.m., for storing wood.
External description
The Access to the Villa is via a XIX-century gate, at the end of a wide avenue with lime-trees. This also leads to the parking area (max 25 cars) near to the annexe.
Next to the villa there’s the garden, framed by pine-trees, Lebanese cedar-trees and magnolias and which has potted lemon-trees and a gazebo for “al fresco” dining. In the rear side of the villa there is a barbecue and a pizza oven.
The swimming pool (12 x 5 m. and 1.40 m. deep) is situated in front of the villa and features two cherub statues pouring water from small jars. This lends a unique feel to the suggestive surroundings. In the rear side of the villa there are three distinct paths, which cross the woodland filled with oak trees, olive trees and more local species (beeches, holm oaks, laurel trees, etc). The paths lead to a 670 sq.m., tennis court and to the changing rooms and toilets.
Next to the changing rooms there is a generator which is powerful enough both to illuminate the tennis court at night, and also to be used to partially supply the villa in the event of power cuts.
The villa has a park of almost one hectare, as well as agricultural/wooded land which totals 2,5 hectares. The driveways to the villa and to the park have wrought iron nineteenth-century gates, and are the main access points from the Via Provinciale, and the three secondary driveways from the Via dei Filosofi. There are two walkways from the Via Provinciale.
The main avenue, the parking area, the villa, the annexe, the swimming pool, the pathways to the tennis court and the bowls court are all illuminated at night by cast iron street lamps, wall lamps and lanterns.
