Stunning restoration of an old farmhouse in a panoramic spot few minutes from the shops. 

The farmhouse is the result of an incredible job leaded by the owners and their expertise. 

The house is 300 sqm and it consists of 2 floors, with two living areas, a studio room used as lab, and an amazing kitchen, and of course a bathroom in the ground floor; in the first floor there are 2 bedrooms, there could be three, plus 2 more bathrooms. 

You access to the house through a private gate and reach the house in 100m dirt road. The house has a beautiful iron-structure veranda where you can enjoy a fantastic panoramic view. 

The ground floor boasts wonderful original features, like the floors with antique terracotta tiles, but the kitchen where there’s the original cotto tiles dated back to the ‘800. The kitchen is an incredible room with a huge 3-meters sink recovered from a 1700 convent. Still in this room there are both wood and gas kitchen. 

From the kitchen you reach the dining room with a fireplace rebuilt on the old recovered base dated back to 1800.

Another living area with the same details like the hexagonal cotto tiles and the tuscan ceiling with restored beams.

Here there’s the studio room now used as lab, which can be the 4-5th bedroom, and the bathroom with shower. All ground floor rooms have access to the front garden.

On the first floor there’s the first double bedroom with a studio room next to it, this one can be another bedroom as well, and a bathroom with shower. 

Then there’s the master bedroom area with the main bedroom with wood floor, big bathroom with double basin and bathtub, and a wardrobe area. 

The main bedroom is unique with its beautiful glass and iron windows on the old openings.

The land around the house is 3 hectares, terraced garden with fruit trees, olive trees in the back garden and forest with a stream of water. 

There’s a water well used for the garden. 

Close to the house there’s a volume to build of 50 sqm which could be a dependance.

Some detail on the restoration works:

-total renovation of the roof in chestnut wood covered with original recovered Tuscan tiles

-opening of motorized skylight on the roof in the largest bedroom (1st floor) and in the kitchen on the ground floor

– structural consolidation in the final external part and thermal and hydro insulation of the foundation with excavations and positioning of igloos and cat flaps

– renovation of the electrical, water and thermal system with methane heating, boiler and stylish radiators (possibility of green energy systems)

– renovation of the bathrooms (No. 3: 2 on the first floor and one on the ground floor) using recycled materials (shower tray using ancient millstones and coating with cocciopesto plaster done by hand. The largest bathroom on the adjacent first floor the master bedroom also has a bathtub with support feet, an original single piece in German cast iron from the early 1900s)

– the coverings in the sinks in the bathrooms (all in marble) and around the bathroom fixtures as well as at the kitchen sink are decorated with reclaimed tiles in 18th century Neapolitan ceramic called “riggiole”
